How To Get On The Property Ladder
Flatshare website easyroommate.co.uk is lobbying the Government to pressure mortgage lenders to consider the proposal for ‘flatmate mortgages’. It argues that such mortgages could offer a sensible solution that does not require parental guarantees or taxpayer money to boost the first-time buyer sector, and hence help the wider housing market.
Easyroommate calculates that renting out a spare room can bring in £4,392 a year. If mortgage lenders were to take that into account when calculating how much they will lend, the average first-time buyer could borrow £11,000 more.
According to its research, nearly a quarter of people who would like to buy their own home believe that it is impossible, and a third cannot afford to buy on their own. Easyroommate calculates that 351,000 potential first-time buyers have been frozen out of the housing market in the last two years alone because they could not borrow sufficient funding to finance their purchase.
With average property prices now standing at 4.9 times the average income of £26,000, first-time buyers continue to struggle to get a foot on the ladder without help. Findaproperty.co.uk revealed that last year 55% of those who bought their first home received some sort of parental financial assistance, rising to 90% of first-time buyers in London.
First-time buyers represent the life blood of the housing market, as without them no-one further up the chain can get moving. Therefore any sustained recovery in the housing market is to some extent dependent on getting people onto that bottom rung of the ladder.
Flatmate mortgages could help thousands of borrowers get started without making demands of struggling parents, or creating a drain on government resources.
Jonathan Moore, director of easyroommate.co.uk, says:
“It’s unrealistic in this fiscal climate to expect tax breaks for first-time buyers. The Stamp Duty holiday has been and gone.
“Without costing anyone a penny, flatmate mortgages would kill two birds with one stone – providing a leg-up on the housing ladder as well as boosting the supply of affordable housing for young people by increasing the stock of flatshares.
“And because thousands of these new first-time buyers will have been living in a flatshare, having a flatmate won’t mean a drastic change of lifestyle. Not only will the extra cash help them buy their first property faster – they’ll be sharing the bills and living more cheaply a result.”
Easyroommate points out that lenders such as Bradford & Bingley and Stroud & Swindon Building Society did used to take room rental income into account, and sees no reason why other lenders should not do so now.
Jonathan Moore says: “Flatmate mortgages are totally viable and have been used before. And they’re a safe bet for lenders.
“On average, flatmates stay at an address for three years, so the full amount of the extra loan would be earned on the first flatmate. Sensible live-in landlords don’t take in flatmates without legally binding contracts – which ensures monthly rent for the duration of the agreement.
“So six to 12 month contracts should give Flatmate Mortgage lenders at least as much peace of mind as standard six month Assured Shorthold Tenancy does to buy- to-let lenders.”
